The gap

The existing process misses the neighborhood due diligence.

Existing tools are reactive and focused on the four walls of the subject property. None tell you about the 28-story tower the developer next door just filed plans for.

What we report

Every signal explained.

A halfway house announcement can erase 8% of your equity overnight. A popular bakery on the corner can add it back. We monitor both — continuously.

How it works

We do your homework. You make an informed decision.

The records are scattered across 59 community boards, dozens of agencies, hyperlocal blogs, and unstructured PDFs. We pull them in, geocode them to your 3-block radius, and create a detailed report on the neighborhood.

01 — INGEST

We monitor every public source.

DOB, DCP, ACRIS, CEQR, ULURP, HPD, FDNY, DHS contracts, SLA, MTA Capital, NYC Parks, LPC, DOE — plus 59 community boards, hyperlocal news, and press. Continuously.

02 — GEOCODE

Everything snaps to your radius.

Each filing, contract, and announcement is mapped to a parcel, then matched against the three-block radius around your asset. No relevant signal slips through. No noise from a mile away.

03 — INTERPRET

A specialist translates.

Our team reads the actual plans of file, parses the legal language, and writes the value-impact narrative: "This will shadow your terrace from 2pm onward May–September." That's the product.

Common questions

What people ask first.

How is this different from existing property data tools?
Those tools answer "what's wrong with this building?" — they're reactive and limited to the subject property's compliance record. We answer "what could happen to this asset's value?" by looking at filings, rezonings, and neighborhood signals across a three-block radius, with a written interpretation.
Where does the data come from?
All sources are public — DOB, DCP, ACRIS, CEQR, HPD, DHS, SLA, MTA Capital, NYC Parks, LPC, DOE, and community board minutes. The work is in aggregating them, geocoding to your block, and translating filings and plans of file into clear language.
Is this for individual buyers or investors?
Both. The one-time Acquisition Brief is for anyone closing on a meaningful purchase. The BlockReport Subscription is most valuable for owners with one or more long-term holdings — especially in neighborhoods where the surrounding context is changing quickly.
Do you cover boroughs outside Manhattan?
Yes — all five boroughs. Brooklyn and Queens often have the most active development pipelines and the highest signal-to-noise ratio for our system.
Do you offer a white-label version for attorneys or brokers?
Yes. We offer co-branded Acquisition Briefs that closing attorneys and selling brokers can include with their service. Contact us for partnership terms.
